171 STATUTORY FORM OF WARRANTY DEED. CHARLESTOWN ESTATES, INC., a corporation duly incorporated under the laws of the State of Rhode Island and having a place of business in the Town of Westerly, County of Washington State of Rhode Island, for consideration paid grant to ANTHONY FREZZA of Johnston, County of Providence and State of Rhode Island, and AGOSTINO FREZZA of the City of North Providence, County of Providence and State of Rhode Island, as joint tenants and not tenants in common, meaning to the survivor, with WARRANTY COVENANTS. A certain tract or parcel of land located at Quonochonticut East Beach in the Town of Charlestown, County of Washington and State of Rhode Island Estates, and bounded and described as follows, to wit: Beginning at a point on the southerly line of the highway which extends easterly from the southerly end of East Beach Road, so called, sometimes called Atlantic Avenue, at the southeasterly corner of the southeasterly corner of the parcel herein conveyed and the northeasterly corner of land of Walter B. Cody, Jr. and running westwardly along the southerly line of the county road running eastly easterly of sixty-eight (68) degrees, thirty-eight (38) minutes and easterly thirty (30) seconds with the southeasterly line of the highway to the Atlantic boundary of the parcel herein conveyed (77 feet, more or less, to the south) easterly corner of the parcel herein conveyed; thence northerly then
