143 STATUTORY FORM OF WARRANTY DEED. CHARLESTOWN ESTATES INC., a Corporation duly incorporated under the Laws of the State of Rhode Island and having a place of business in the Town of Westerly, County of Washington and State of Rhode Island, for consideration paid grant to LOUIS W. FENELON and PAULINE E. FENELON, husband and wife, both of the Town of Hopkinton, County of Washington and State of Rhode Island, as joint tenants and not tenants in common, meaning to the survivor, with warranty CONVEYANCES. A certain tract or parcel of land located in the Town of Charlestown, County of Washington and State of Rhode Island, and shown as Lot No. 46 on a certain plat or plan plotted and entitled "Survey of the Property of Charlestown Estates, Inc. Quonocutug, Charlestown, R. I., Scale 1 inch Equals 80 Feet, November, 1948, Rosati & Lewis, Engrs." said plat being filed with the Land Evidence Records of the Town of said Town of Charlestown, R. I., and more particularly described as follows, to wit: beginning at a stud driven in the ground on the easterly side of Hoxie Avenue, so called, said stud being marked with the northeasterly corner of other land conveyed; thence easterly a distance of one hundred ninety-six (196) feet parcel herein conveyed; thence a distance of one hundred ninety-one (191) feet, more or less, northerly; thence easterly a distance of one hundred ninety-one (191) feet, more or less, to the northeasterly corner of the parcel herein conveyed; thence northerly a distance of one hundred ninety-six (196) feet, more or less, to the northeasterly corner of the parcel herein conveyed; thence westerly one hundred ninety-one (191) feet, more or less, to the northeasterly corner of the easterly side of said Hoxie Avenue, so called; thence southerly along the northeasterly corner of the parcel herein conveyed; thence southerly along the easterly line of said Hoxie Avenue seventy-five (75) feet, to the point of beginning. Containing 1.11 acres. said parcel of land is bounded westerly by Hoxie Avenue, southerly by other land of three estates, easterly by land of Mary L. Bridger and northerly by land of the grantor. In consideration of the purchase price it is understood and agreed that the above-mentioned restrictions and reservations shall apply to and run with the land for a period of thirty years from the date of this deed. The above described premises shall be used for residential purposes only and as a site for one residence, said residence to be of a class to cost not less than three thousand dollars and not more than ten thousand dollars, the street line not being less than thirty-five feet on each side shown on said plat, and no portion of any building shall be erected on the lot that shall be less than twenty
