THORP of the Town of Westerly, County of Washington and State of Rhode Island, for consideration paid grant to DOUGLAS W. RONALDSON and MARGARET O. RONALDSON, husband and wife, both of Town Hadley, County of Hampden and Commonwealth of Massachusetts as joint tenants and not as tenants in common meaning to the survivor with WARRANTY COVENANT That certain tract or parcel of land situated and being in the Town of Charlestown, County of Washington and State of Rhode Island and bounded and described as follows, to wit: Lot #12 as shown and delineated on a certain plan or plat entitled, "Plan of Quonochontaug Country Club, Charlestown, Rhode Island; Thorp & Trainer, Inc., Agents. 80 feet to the inch, October, 1924; Ross & Lewis, Agents. 80 feet to the inch, October 10, 1929." A certified copy of plat being filed in the Town Clerk's Office of said Town of Charlestown. Said grantees, their heirs and assigns shall have the right to pass and repass to and from free and pvcous [?] and to sell or trade on lot or tract or from thereon over and through the land and certain rights of way over roads as shown or said plat or in road leading to the beach and also the right of way leading to said plat which themselves their heirs and assigns and any other persons of the said plat which themselves their heirs and assigns may use for public use, said grantees their heirs and assigns and any other persons of the said plat in common with the said grantor, their heirs and assigns, subject however to the covenants and conditions that the said grantees, their heirs and assigns, will share and pay to the Quonochontaug Beach District Association, its successors and assigns, or before the first day of August in each year hereafter the sum of one dollar for each lot owned by them or their heirs hereafter the sum of one dollar for each lot owned by them or their heirs shall be paid and the same shall be expended and applied by the Quonochontaug Central Beach District Association or its successors and assigns the said sum shall be used uncontrolled discretion to the care and maintenance of the roads and other portions of the said plat in common with the other lots and the other sums agreed to be paid are hereby made a lien and charge upon the premises hereby conveyed and shall be a foreclosure if not paid in full and satisfied within one year after the same shall become due if the same shall become due if it shall be lawful for the grantor, his heirs and assigns to call upon the said grantees, their heirs and assigns, to sell and convey the premises at Public Auction, first giving notice of such sale in some newspaper published in the Town of Charlestown or Washington at least once a week for three successive weeks, and to become the purchaser or purchasers at said sale This conveyance is made and accepted subject to all the restrictions and conditions and instructions, namely: 1. In case of a contemplated sale of said lot or parcel of land or any part thereof, Howard E.
