Nelson has made, constituted and appointed, and by these presents does make, constitute and appoint Edward Nelson true and lawful attorney for me and in my name, place and stead, to give and grant, bargain, sell, alien, remise, release and convey, and authority to do and perform all and every act and every act and thing whatsoever requisite and necessary to be done in order to alien, sell, grant, bargain, remise, release and convey said premises, if any, or could do if personally present, with full power of substitution and revocation, hereby ratifying and confirming all that said Edward Nelson said attorney or my substitute shall lawfully do or cause to be done by virtue hereof.
