144 Dollars each payable on the 10th day of each and every subsequent month succeeding the date hereof; all in the manner and according to the terms of a certain promissory note of the said mortgagors executing the same at the time of the execution of this mortgage, and shall pay all taxes, assessments, insurance premiums, water rates and other sums, the payment of which are hereby secured, as they shall become due from time to time and payable, and shall perform all other covenants and conditions, all as provided herein or in the said promissory note; and the said mortgagors, or their heirs, executors, administrators and assigns, to be paid or performed, then this deed and also said promissory note shall be a mortgage on the premises herein described and mortgage notes and promissory notes. BUT IF DEFAULT shall be made in the payment of any of the sums of money above mentioned, at the time or times when due or as aforesaid, or in the taxes, assessments, insurance premiums or other sums, or in the performance of any of the covenants and conditions herein contained, or of any covenant of said note by named require or secured or of any portion of the after mentioned title at time or times when due or herein as described, then the said Old Colony Co-operative Bank, or its successors and assigns, may call the whole of the covenant for insurance hereinafter contained or in the performance of any of the other covenants and conditions herein contained, or of any covenant of said note, and the whole sum shall not be paid when lawfully demanded to be immediately due and payable, then it shall be lawful for the said Old Colony Co-operative Bank, or its successors and assigns, to foreclose these parcels, all and singular the premises hereby granted, or intended to be granted in their entirety or by redemption of the said mortgagors, and the said mortgagors, or their heirs, executors, administrators and assigns, for the time being, or their heirs, executors, administrators and assigns, to forfeit the said premises and the right of redemption thereof, and the said Old Colony Co-operative Bank, or its successors and assigns, may sell the same at public auction at any such sale, and no other purchase shall be answerable for the application of the purchase money, and the said Old Colony Co-operative Bank, or its successors and assigns, giving the same at least one week or each three for three subsequent weeks in some newspaper published in the town where said premises are situated, or in an adjoining town, by publishing a notice stating that the publication of said notice shall be sufficient and combined, together with a notice of the adjournment or delay of such sale, to all persons whom it may concern, and the said Old Colony Co-operative Bank, or its successors and assigns, or elsewhere as specified in such notice; and in its or their own name or names, or as the attorney name or names, or as the attorney in fact for the said mortgagors, or their heirs, executors, administrators and assigns, appointed with full power of substitution and revocation, to make, execute, and deliver with and to the purchaser of the said premises, a deed of conveyance of the said premises, or of any part thereof, sold in fee simple and, to receive the purchase money, and purchase to retain all sum hereby secured, and the interest thereon, and any other expenses incident to such sale, and any other costs or expenses unpaid, and also the interest upon the same, together with all its and any connected incident to such sale, and
