I, GRACE G. GAVITT, of the Town of Charlestown, County of Washington, State of Rhode Island, for consideration paid, grant to DAVID P. NORTHUP and BEVERLY H. NORTHUP, husband and wife, both of said Town, County and State, as Joint Tenants and not as Tenants-in-common, with the right of survivorship, with WARRANTY COVENANTS
That certain lot or tract of land situated and being in the Town of Charlestown, County of Washington, State of Rhode Island, shown and designated as Lot Number 7 (seven) on that certain plan or plat entitled, "Ocean View Subdivision Charlestown, R. I., Wn. A. Wilcox -- Authorized Agent. Scale 1" = 80 ft. Ross & Lewis, Engineers, June, 1932," said plan or plat or plat being on file in the Town Clerk's Office, said Town of Charlestown, in Plat Book No. 2, between Pages 34 and 35. Said Lot Number 7 is bounded as follows:
NORTHERLY : by Lot Number 36, as shown on said plat, a distance of 100 feet, more or less;
EASTERLY : by Lot Number 6, as shown on said plat, a distance of 189.92 feet, more or less;
SOUTHERLY : by the Post Road, as shown on said plat, a distance of 100 feet, more or less; and
WESTERLY : by Lot Number 8, as shown on said plat, a distance of 189.92 feet, more or less.
This conveyance expressly excepts the right of the Grantees, their heirs and assigns, to use "Briarwood Road" and "Pine Road," as shown on said plat and conveys no right, title or privilege to use said "Briarwood Road" or "Pine Road."
I, Grace G. Gavitt, hereby covenant that I am unmarried.

Those two certain tracts or parcels of land together with all buildings and improvements thereon, situated and being in the Town of Charlestown, County of Washington and State of Rhode Island, and bounded and described as follows, to wit:
Parcel 1 -- Lot #64 as shown and delineated on a certain plan or plat entitled, "Plan of Quonocutting Central Beach, Charlestown, R. I.," dated October, 1924. Mossi & Theory Trustees, Inc. Authorized Agent. The whole, October, 1924. Mossi & Lewis, Engrs., Revised to September 10, 1929." Said plan or plat or being on file in the Town Clerk's Office, Town of Charlestown.
Together with all the rights, privileges and benefits, and subject to all the restrictions, covenants and agreements as expressed in and subject to all deed from Violet B. Morton to this grantor by deed dated November 18, 1946,
