517 --- Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield of the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and receipt of Robert D. Simpson and Doris M. Simpson, his wife, of 41 Claremont Avenue, Charlestown, Rhode Island, grant, bargain and release, and as fully as their acts permit, convey with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, half laid out and delivered as Lot Eighty-Two (82) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plat dated June and May 1954, signed Wilfred E. Summerfield Engineer, which plat is on file in the Office of the Town Clerk of the Town of Charlestown, at Plat Book 1 page 1, together with the right to use as roads and streets as they are laid out upon the plat this beneficially referred above and together with the right to use in common with others, the way (forty feet 0) in feet wide designated in "Passage Right of Way" of the park and the bast land lying out and designated as "Park and Boat Landing" such plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown at Plat Book 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 84 at page 1. But reserving nevertheless, to themselves and their grantees and heirs and assigns the right to install in the roads and streets, telephone and electric poles line or communication lines, gas and water pipes and sewers and to maintain the same. The grantees further reserve the right to use said installations or any part thereof for the purposes of the service of land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose as hereinabove stated. The land hereinabove described is conveyed subject to the following restrictions: (a) There shall be no building constructed on any lot except within Twenty (20) feet from the rear boundary of the lot except on Eighty (8) feet from the rear boundary of the lot. (b) There shall be no building constructed on any lot except within Twenty (20) feet from the front boundary of the lot and Twenty (20) feet from the rear boundary of the lot. (c) There shall be no building constructed on any lot except within Twenty (20) feet from the side boundaries of the lot. (d) All buildings constructed on any lot shall be for residential purposes only. (e) No building shall be constructed on any lot except within Twenty (20) feet from the front boundary of the lot and Twenty (20) feet from the rear boundary of the lot. (f) No building shall be constructed on any lot except within Twenty (20) feet from the side boundaries of the lot. (g) No building shall be constructed on any lot except within Twenty (20) feet from the front boundary of the lot and Twenty (20) feet from the rear boundary of the lot. (h) No building shall be constructed on any lot except within Twenty (20) feet from the side boundaries of the lot. (i) No building shall be constructed on any lot except within Twenty (20) feet from the front boundary of the lot and Twenty (20) feet from the rear boundary of the lot. (j) No building shall be constructed on any lot except within Twenty (20) feet from the side boundaries of the lot. (k) No building shall be constructed on any lot except within Twenty (20) feet from the front boundary of the lot and Twenty (20) feet from the rear boundary of the lot. (l) No building shall be constructed on any lot except within Twenty (20) feet from the side boundaries of the lot.
