Warranty Deed
We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Worcester in the Commonwealth of Massachusetts, for consideration paid, grant to Charles H. Authelet, Jr. and Katherine R. Authelet, his wife, of 187 Knollwood Avenue, Providence, Rhode Island, in fee simple, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, said land out delineated and as described

on that plat entitled, "OCEAN RIDGE Plat Five One
Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and
[?] Witness R. E. [?] Engineers, which plat is recorded in the Office of the Town Clerk of the Town Clerk of the Town
platted ( October, 1954 ) together with the right to use in common with others, the way forty ( 40 ) feet in width designated "Private Right of Way" and the back part of
of Charlestown, in Plat Book 3 at page 44 the land lying out delineated and as they are laid out upon the plat heretofore referred to

But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles lines or con-
duits, gas and water mains, sewers and a wall, and to maintain the same. The grantors further reserve the right to use the said alleys or roads to the extent of admitting to
their land and designated as "Park and Boat Landing" the necessary equipment for and adjoining adjacent property. The grantors further reserve the right to use the said alleys or roads to the extent of admitting to
persons, firm or corporation for the purpose of the land here conveyed.
The land hereinabove described is subject to the following restrictions:
(a) There shall be no building extending over the boundary of the lot.
