440 444 [for that purpose by these presents duly authorized and appointed with full power of substitution and revocation] to execute, amend and deliver to the purchaser or purchasers at such authentic sale or sales a good and sufficient deed or deeds, in fee simple, of the premises sold; and to receive the purchase moneys and therefore to retain from all sums hereafter secured or required to be paid, whether then due or full to be due of the mortgagor, any interest of the mortgagor in the premises sold, together with any taxes, assessments, insurance premiums and other charges on such sales or sales, and all costs and fees then or after expenses which occurred or may occur in any way connected with the exercise of these powers or any provision of this mortgage, and furthermore the above mentioned power of sale is coupled with an estate in the mortgages or mortgages, and therefore renduring and paying the surplus of sale proceeds purchase money, if any, there be over and above the amount to be so retained as aforesaid, together with a full accounting of the transactions, to the mortgagor or his heirs, executors, administrators, successors and assigns. And mortgages, for the purpose of securing the payment of all sums now or hereafter due, including interest, taxes, assessments, assigns, and all present claiming said premises as old by, from and
