373 I, FERN AUGUSTA MAGEE of the Town of North Providence, County of Providence, State of Rhode Island for consideration paid, grant to MABEL P. MAGEE, of the Town of North Providence, County of Providence, State of Rhode Island, with QUIT-CLAIM COVENANTS That certain parcel or tract of land, situated in the Town of Charlestown, County of Washington, State of Rhode Island, bounded and described as follows: Beginning at the southwesterly corner of said tract at a stake and stones on the beach land by, south easterly 120 feet to H. Wilcox land, thence northerly boundary westerly by said Wilcox land two hundred fifty (250) feet to a stake and now line in the southeasterly corner of said tract, thence north easterly to said street or way, fifty (50) feet to a stake and stones at the northeasterly corner of land now, then easterly along said Crandall land two hundred fifty (250) feet to a stake and stones on the beach land by, thence south easterly along said Crandall land to the sea; thence westerly boundary southerly on the sea, one hundred fifty (150) feet to a stake and stones, northerly boundary westerly on said Wilcox land to the first mentioned starting point. Also, a small strip of marsh land situated in said Town of Charlestown, bounded and described as follows: Beginning at a point in the line of the northerly line of a street or way, at the southwesterly corner of marsh land now or formerly of Ruth B. Wilcox, thence westerly boundary southingly on said street or way Twelve be (12) feet to marsh land now or formerly of Alice J. Culbreth, thence northerly boundary by a street or way, north easterly with said Wilcox land boundary westerly on said Culliman land one hundred seventy-one (171) feet to Culbreth land, thence north easterly to said street or way, one hundred eighty-three (183) feet easterly (by the Pond as said Pond existed in 1895) to said Wilcox land; thence south westerly boundary easterly on said Wilcox land, one hundred fifty-nine (159) feet to said street or way or at the starting point. Together with all riparian and littoral rights appurtenant to said premises. Said premises conveyed subject to a mortgage for $5000 to Greenville Trust Company. Meaning and intending to convey all my right, title and Interest in and to premises conveyed by deed from H. Stanford McLeod to Mabel P. Magee and Fern Augusta Magee; said deed recorded in Records of Land Evidence said Town of Charlestown, Book 27, Page 266. WITNESS my hand this 20th day of February 1945 Consideration less than $100.
