548 Warranty Deed ---- We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Norman H. Senior and Edna G. Senior, his wife, of 22 Winchester Street, Providence, Rhode Island, in said town, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and defined as and described as Lot Three-Hundred and Eleven (311) and Lot Three-Hundred Thirty-two (332) on that plat entitled "OCEAN RIDGE Plat Two" in the Town of Charlestown, E. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( July, 1954 ) by Willard R. Lambertson, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, together with the right to use the roads and streets as they are laid out upon the plat beforehand referred to in said plat and together with the right to use in common with others, the way forty ( 40 ) feet in width designated in "Private Right of Way" and the park boat landing laid out and designated as "Park and Boat Landing" upon that plat, entitled "Ocean Ridge Plat and Park Landing" recorded in said Office of the Town Clerk in Charlestown at Book Plat 2 page 84 and in the Office of the Town Clerk of the Town of South Kingstown. But reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line or conduits, water pipes, sewer pipes, gas pipes or other utilities, and to maintain or repair any facility deemed convenient or necessary by said grantors for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation who shall purchase the land reserved. The land beforehand described is subject to the following restrictions: (1) No building shall be erected on any lot except in the center twenty ( 20 ) feet of the lot or within twenty ( 20 ) feet from the boundary of the parcel at ( 84 ) feet from the front boundary of the lot.
