559\ \ Warranty Deed \ We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for con- sideration and grant to Irving F. Gaulin and Barbara L. Gaulin, his wife, of 84 Dale Avenue, Cranston, Rhode Island, in the year nineteen hundred and thirty six with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as \ Lot Two-Hundred and Fifteen (215) \ on that plat entitled, "OCEAN RIDGE PLAT Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and witnessed by William R. [?] Engineer/Engineers, which plat is of record in the Office of the Town Clerk of the Town platted [July, 1954] of Charlestown, in Plat Book 2 at page 2 together with the right to use the roads and streets as they are laid out upon the plat unless the plat heretofore referred and together with the right to use in common with others, with the way (approximately 40 feet) in width designated as "Private Right of Way" and the park boat landing laid out and designated as "Park and Boat Landing" witnessed and recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 2 and in the Office of the Town Clerk of the Town of South Kingstown said in Plat Book 2 at page 84 \ But reserving nevertheless, to those grantees and their heirs and assigns the right to use the roads in streets and thoroughfares, electric and pole lines com- puting, gas and water mains, sewer and waste lines, and other utilities, for the purpose of maintaining and operating such corporations or utilities for the ben- efit of said land hereby conveyed and for adjusting and adjacent properties. The grantors further reserve the right to assign the use of said easements to any persons, firm or corporation for the purpose of lasting utilities. \ The land herein described is conveyed subject to the following restrictions: (a) There shall be no building on the lot except upon a building site (Twenty by Twenty feet) from any boundary of the property or (Forty feet) from any boundary of the property. (b) All buildings constructed upon the lot shall be for residential purposes only. (c) All buildings constructed upon the lot shall be set back at least (Twenty feet) from the road and bearings of such parcels. (d) There shall be no building constructed for any pur- pose other than a residential dwelling upon the lot.
