I, HARVEY C. SAFFORD, unmarried, of the Town of Charlestown, County of Washington, State of Rhode Island, for consideration paid, grant to LINTON L. BROWN, of said Town, County and State, with WARRANTY COVENANTS
That certain tract or parcel of land, together with the buildings and improvements thereon, situated in said Town of Charlestown on the shore of Charlestown Pond and on the easterly shore of what is known as "Roxxie's Cove," or sometimes called "Tockton Cove," bounded and described as follows:
Beginning at a post in the ground about twenty (20) feet from the edge of said pond at its normal height; Thence northerly along said shore a distance of twenty (20) feet from the same, one hundred fifty (150) feet to a post in the ground; thence easterly one hundred seventy-four (174) feet to a post in the ground; thence southerly one hundred fifty (150) feet to a post in the ground and thence westerly one hundred fifty (150) feet to a post in the ground and then westerly twenty (20) feet to the place of beginning. Meaning and intending to convey all the rights of the said shore of pond adjoining said tract, and a right of way over and across the land formerly of George F. Xeister, ext ux from the Post Road to said tract. Also intending to convey all the rights and privileges over the paths which are located twenty (20) feet from shore and above the shoreline mentioned therein.
Meaning and intending to convey the premises conveyed to this Grantor by will of the late Catherine Marshall (Bedsworthy), copy of said will appearing in the Records of Land Evidence of the Town of Charlestown, Book 24, Pages 453 and 455.
This conveyance is made subject to the operation of Mortgage of this Grantor to Disaster Loan Corporation; said mortgage being recorded in the Records of Land Evidence, said Town of Charlestown, Book 27, Pages 473 and 474, and to be assumed by this Grantee.
