677 The Quony Realty Corporation, a corporation duly incorporated and created under the laws of the State of Rhode Island and having a place of business in the City of Providence, County of Providence and State of Rhode Island, for consideration paid, grant to John E. Murray, of the Town of Stonington, County of New London, State of Connecticut, with WARRANTY COVENANTS That certain real estate situated in the Town of Charlestown, County of Washington, State of Rhode Island, and more specifically described as follows: A certain tract or parcel of land located on the south side of Charlestown Pond at Quonochontaug East Beach in the Town of Charlestown aforesaid, and bounded and described as follows, to wit: A lot on the west side of a certain road leading from Atlantic Avenue to Charlestown Pond, said lot being Fifty (50) feet in width and one hundred (100) feet in depth and more particularly described and delineated as lot No. 34 as shown and delineated on a certain plan or plat entitled, "Plat of land in the Town of Charlestown, Rhode Island, owned by Benjamin P. Moulton, surveyed and plated August 1925 by Leon L. Holland, C. E., Revised and replated June 1930", said plat being on file in the Town Clerk's Office in the Town of Charlestown. It is a condition of this conveyance that any building erected on the above described premises shall be erected in accordance with the building line as shown on said plat and no outside toilets of any kind shall be erected on the premises hereby conveyed. The grantee and his heirs and assigns are also to have the perpetual right of use in common with others the rights of way as shown in said plat to the ocean and beach and to Charlestown Pond.
