To all People to whom these Presents shall come I Robert Potter Pastor of San
town in the county of Kings Things province and Colony of Rhode Island & Providence
Greeting Whereas that all the said Robert Potter for me and in consideration of
Sum of One hundred and Seventy five Pounds Rhode Island Money to me in
before the Execution hereof one and only paid by William Phillips re
in the county of Southfold and province of that was chapel city day the
the receipt whereof I do hereby acknowledge and of any Herwith Fully Satisfied
Contented and Paid there of and of Every Part as a Parcel Hence fully
acquit and Discharge the said william phillips my Heirs executors
Adminred forever by these Present have Forever given Granted sale
Nisse for ever conveyed and Confirmed by these presents have absolute
grant Fully and absolutely that every parcel bargain Sale attending Joseph Conney
a Cooper unto him the said William Phillips his Heirs and Assigns
forever Two Certain Tracts of Land one Lying and Running in the Town
Charlestown Kings Things County containing by Estimation about fifty
per the same more or less and in Buttes and bounded on westwith
on y Counter side Easterly on Land of the Congon whether by the South
Land westerly partly by said John Hill and Land and partly by the Long
other Tract of Land Sand and Stone being in South kingstown in y town of
containing by Estimation about one thousand and Twenty acres the
same more or less and in Buttes and bounded on westwith the New
on y Counter side Easterly on the browning Land North Westly the
be the East Southward partly on y Pond and partly on John
Land westerly on John Engdon Land it Drain all the Land parcels
on James Cognon y Have and hold the said grants and dumps
Premises with all the appurtenances privy-ways and coming thereto the same thing
in any ways appertaining to him the said william Phillips his Heirs and Assigns
to his and their only proper and Beneficial and behoof forever and shall the said
Potter my self my Heirs forever to warrant and forever warrant and Grant to all
the William Phillips his Heirs and Assigns that at all and before the durable
hereof the same true Lawfull owner of the same bargain Granted me
by Surveyance signed and perfected of the same in any iron Right or ev
Profit and lawful State of Inheritance in Fee simple and lake in my
good Right free Power and Lawzy Authority to paint Bargain that Colony
Conney & said Bargained Premises in manner as aforesaid and that the
William Phillips his heirs and Assigns shall and may from
time and at all times forever hereafter by force and Tenure
there prevent Lawfully peaceably and Quietly have hold op

a Clear and freely and freely and Clearly acquitted Conveyanced and discharged of and from all and
[illegible] manner of former or other gifts grants Bargains Sales Leases Mortgages Wills
private Conveyances Dowries Donations Declarations or Incumbrances of what Nature
soever whatever place that might in any manner or Degree affect or make Void
the present Sale Furthermore I the said Robert Potter for my Self
my heirs Devisees or Devisees to Covenant and bind the above Demised
premises to him the said William Recipe his Heirs and Assigns forever a
gainst any Lawful Claim or Demand of any person or Persons what Soever known to
Warrant Seize and Defend by these presents and Hannah Potter wife
to the said Robert Potter also for the Conveyance aforesaid after a fully and duly
[illegible] years up and surrender all the Right of Dower and Power
of thirds of me and unto the above Demised premises unto him the
said William Phillips his Heirs and Assigns forever In Witness whereof
we the said Robert Potter and Hannah Potter have hereunto set our
Hands and Seals this 27th day of May and in our Seventh Year of her
Majesties Reign [illegible] the Third Day of Great Britain
