Provided always that if the said [illegible] Condition shall not be performed as aforesaid and true, all the said
Lands and Tenements and all the Rights and Privileges thereunto belonging shall be and become null and void
and of no effect, and the said Charles Wickham & Co. shall have no right title or interest in the said
Farm called Eastly Farm in the town of North Kingstown in the said state.
And it is further provided that if the said [illegible] shall die within the space of one thousand days from the
date of these presents, the said [illegible] shall have no right title or interest in the said
Farm, either in whole or in part, but the same shall revert to the said [illegible] and his heirs
to be to his heirs & assigns in Consideration of the payment of the sum of [illegible] to the said
Deed of Release and Quitclaim to be made to the said [illegible] and his heirs.
And the said [illegible] does hereby covenant and promise to defend and protect the said
[illegible] and his heirs from all claims and demands of all persons whomsoever.

To All People to whom these Presents may concern, greeting. Know that I, Thomas [illegible]
of Charlestown in the county of Kent in the State of Rhode Island being of sound mind and Consideration of the
sum of One hundred and five pounds of lawful money of the State of Rhode Island to me in
hand paid by the Occupying owner having executed a conveyance of the said Tenement of [illegible] in the town of
County and in the said town the Premises of the same by the said [illegible] as follows to wit.
Extending and bounded and measured and by survey and tract there is annexed a conveyance of [illegible]
Nathan [illegible] whose land is to the East and then by a line running East to a stone pile marked with the
initials of the said Occupying owner and then South to a stone pile marked with the initials of the said
Bargain sale. Then North East in a straight course from the said stone pile to the Northwest corner of the said
Farm over the said Certain Tract of land being in the town of Charlestown a farm containing about [illegible]
One Hundred acres plus the said [illegible] and bounded North West by [illegible] approximating a stone
Tree marked with an arrow side running North the Highway that leads from the post office to the
Edge of the road and then South East to the said Stone Tree running South [illegible] and then Eastward
running East to a stone pile until it comes to the boundary of the said [illegible] and then Northward
to the [illegible] and then North East of the said [illegible] stone pile running North by North East to a
Great Cedar tree and then North from said Tree until it comes to the marks of the said [illegible] and then

gave Bargained and grant to and with the said Nathan Hynson the aforesaid land and premises
