Heirs and Assigns forever a Certain Tract or Parcell of Land Situate
Lying and being in Charlestown aforesaid Containing by Two hundred &
Fifty Acres be it same more or Less Butted and Bounded as followeth
Beginning, at John Henrys North East Corner from thence bounding
Easterly on the North by Henrys Land until it comes to Joshua Cowell
from thence bounding on E. Corner until it comes to Joseph Brooks farm
thence bounding on E. Corner until it comes to land whose
thence bounding on Brook Down Source until it comes to land whose
after to be Led to Joshua Rothman to contain thirty acres from thence
Bounding on Josephs brook Down Source until it comes into
Pancakes the river from thence bounding on r. river down Source to
first mentioned Bounds to Have and to Hold, granted and
leased Premises with all appurtenances Privileges and Advantages belonging to the
same belonging or in any way appertaining to them Said Samuel [illegible]
their Heirs and Assigns forever to his heirs and theirs only Proper Use benefit &
Behalf of foremost and we said Ruth Gilly and Peggybell his wife for our
Own Heirs Executors and Assigns do Covenant Promise and grant to and with
the said Samuel Cooks his heirs have and Acquire that at all and before &
Invealing hereof we are of one Souls and Lawfull Owners of above
Bargained Premises and are Lawfull Seized and Invested of
thence in our own Proper Right as above Proper and absolute Estate
of Inheritance in eve Simple and have in any abge Good Right
Full Power and Lawfull authority to grant Bargain Sell Convey
and Confirm the said Bargained Premises in as manner as above
And that y. Samuel Cooks his Heirs and Assigns shall have and hold
from time to Time and at All Times forever Without any force and
Virtue of Love Proofs law fully Peaceably and Quietly Have and
Use Accept Joseph and Satisfy & Promise and Bargained Premises
with y. appurtenances Give and Clear and freely, and Sincerely acquitted
Exonerated and Discharged of and from all and all Claimants of
Former titles grants bargain Sales Leases Mortgage Wills Estates
Jointures Dowries Judgments Executions or Incumbrances of What
Name or Nature however that might in any measure or Degree
Obstruct or make Void this Present Deed

Furthermore we ? Joseph Kelly and Elizabeth her wife do for our
selves our Heirs load and Assigned do Covenant and Imgage ? above Conveyed
Premises to him ? & Samuel bray his Heirs and Assigns ? against
the Lawfull claims or Demands of any person or Persons whatsoever
forever to warrant secure and Defend by these Presents Provided
Nevertheless and ? Have presents are open Conditions that if ? Joseph
Kelly his Heirs Deed Assigned or Assigns shall do and well and Truly pay
or Cause to be paid unto ? Samuel bray his heir Lawfull Assigned or
Assigns just and full Sum of sixty Fourteen shillings against
Price in the manner as is within mentioned at or before ? fourteenth
Day of April which will be in the year of our Lord one thousand seven hundred
Hundred and Sixty Sept without any rate of Interest or further Delay then
this Present Deed of Bargain and sale and Delivery shall be null
Null and Void and of no Effect otherwise then remaining full force
