( 544 ) as followeth vizy bounded Northerly, on the Mill Brook Easterly on the grantees Land Southerly on Lands belonging to Jonathan Mac comber Westerly on Lands belonging to Sd Maccomber and Ben jamin Hoxie in how other wise Bounded or reputed to be bounded To Have and to Hold the said remised release and for ever But Claimed premises unto them the Sd herein named and their Heirs their Heirs and assigns for ever hereby Warranting the Same against every person or persons Claiming the Same from by or under me In Witness Whereof I have here unto set my Hand and seal the 27 day February AD 1788 Signed Sealed and Delivered in presence of as Witnesses Benjy Hoxie junr Jonathan Macomber Parker Hall seal This deed recorded this 24 day of March 1788 by the above signer and sealer Parker Hall the day and date above writen ton as acknowledged the above to be his voluntary act Benjy Hoxie junr JP C and Deed for the purpoyes above described before me Benjy Hoxie junr Justice of Peace To all People to Whom these presents shall come greeting from me Gd Garden, Menton of Charlestown in Washington County, and State of Rhode Island Yeoman bound and in consideration of the Sum of fifty pounds sterler money to me in hand before the appearing hereof well and truly paid Christopher Babcock Yeoman of the same town a fore named yeoman receipt whereof I hereby Acknowledge and say that I have made full and absolute and thereof and of every part thereof to be forever and to Discharge him the Sd Christopher Babcock and his Heirs of all liability for Ever by this present have given and granted and sold aliened conveyed and confirmed unto him the Sd Christopher Babcock & his Heirs and assigns for ever one Certain tract or parcel of Land signa and lying in said Charlestown containing Twenty acres Butted and bounded as followeth vizy Beginning at Robert Congdons South west corner thence Running Northerly until it comes to Christopher Babcock & North west corner thence running Southerly until it makes Twenty acres and then running weston upon Henry Henerys Land until comes to Robert Congdons South west corner To Have and to Hold all the aforesaid lands

(54) and bargained premises with all the appurtenances to the same belonging or in any way appertaining unto him the said Christopher Babcock & his Heirs and Assigns to his and their only proper use benefit and behoof for ever and the I said Gardner Stanton for my self my Heirs executors & adminis trators do hereby covenant grant and agree to and with the said Christopher Babcock & his Heirs and assigns that before and until the delivery hereof I am the true sole and lawful owner of all the before said bargained and conveyed premises and am lawfully seised of some one more own proper right as of a good honest and absolute state of importance in the simple having in my own self good right full power and lawfull authority to sell and Dispose of the same in like manner aforesaid and that the said Christopher Babcock & his Heirs and assigns shall may and for ever hereafter by force and virtue of this present lawfully peaceably & quietly have and enjoy possession and Enjoy the same with the appurtenances free and clear of and from all manner of former gifts grant Bargains Sale leases wills entails mortgages lienses judgments Executions or incumbrances what ever that may exist in any measure or Degree of trust or made void this present Deed and any measure or Degree of trust or made void this present Deed and further more I the said Gardner Stanton for my self my Heirs Executor & Admins do hereby Covenant engage at the before named time and Bargained premises unto him the said Christopher Babcock & his Heirs and assigns against the lawful Claims Challenges or Demands of any person or persons what ever for ever since after to Warrant Seizeupe and Defend by this present In Witness whereof the I Gardner Stanton hath hereunto set his Hand and affixed his seal this 8th day of
