To all People to whom these Presents shall come Greeting 86. Know Ye that I Simon Matthews of Charlestown, in the County of Kings County & State of Rhode Island in New England Yeoman For me and in Consideration of the Sum of Fifteen Hundred and Five Pounds lawful Money to me in Hand before the Execution & Delivery hereof received and truly paid by Nathan Thayer of Newport in the County and State above the receipt whereof I acknowledge accordingly, and myself then and fully satisfied contented hereby, have given granted hereby acknowledge align, and myself then fully satisfied contented hereby, have given granted bargain and sold, aliened, conveyed sell and confirmed, and by these Presents do freely fully and bargain and sold, aliened, conveyed sell and confirmed, and by these Presents do freely fully and absolutely give grant bargain sell alien, convey and confirm unto the said Nathan Thayer Simpson his Heirs and Assigns forever one certain Tract of Land situated lying and being in Charlestown aforesaid, containing By Estimation One Hundred & Seventy acres be it more, be it the same amount or less, Butted and Bounded as follows Beginning at Penacook here here, to the North by the Roads, near Tom Simpson Mill then thence running east to the High edge to the Northward of the Roads, near Tom Simpson Mill then thence running east to the High way runs to Tobias Saunders Land, and on said Saunders Land unto Penacook from there, on fair River, as the River runs to the first mentioned Bound, which being all totaled than that Simon Matthews has, in Charlestown To have and to hold the said granted and bargained Premises with all the Tenements Hay, Waters, Water Courses, Improvements Buildings, Rights, Commodities and Appurtenances with them belonging or in any wise appertaining with the said Nathan Thayer his Heirs and Assigns forever to his, then and only proper Use, Demise and Profit forever. And I the said Simon Matthews for myself my Heirs Executors Administrators do hereby covenant promise agree and to agree with the said Nathan Thayer his Heirs and Assigns that at all times and the Execution hereof I am the true sole & lawful Owner of the above bargained Premises and am lawfully seized and possessed of the same in every way proper right as a good proper and absolute Estate of Substance in my Simple And have in myself good right full Power and lawful authority to sell and convey said bargained Premises in Manner as above said And that the bargained Premises and every part and parcel thereof is absolutely free and clear, of and from all manners of former or other Gifts, Grants Bargains Sale Leases, Mortgages, Wills, Estate Jointures Possessions, Dowries, judgments, Executions or any other Incumbrances of what Name or So whatsoever that might in any Manner or Degree obstruct or make void this present Deed. Furthermore I the said Simon Matthews for me my Heirs, Executors & Administrators thes do covenant and engage the above described Premises unto the said Nathan Thayer for Heirs and Assigns against the lawful Claims, Objections or Demands of any Person or claiming or challenging the same, but shall and with warrant forever defend the same forever by these Presents In Witness whereof the said Simon Matthews have hereunto set his Hand & Seal, the Twenty fourth Day of the Second Month Anno 1779 Signed sealed & delivered in presence of me P.D. the Word on and as the Sum Runs was inserted before signing David Washburn December 19 1779 By the Cor. 10th Simon Matthews Kings County March 19th AD 1779 Then personally appeared the Subscriber Simon Matthews and acknowledged to the officer written Instrument to be his voluntary Act Deed, Signed and Seal Before me John Magson Justice of the Peace
