243 To All People to whom these Presents Shall Come Greetings that I, Joseph Kingston Junior of Easttown in Kings County in the State of Rhode Island and Providence Plantations do make known that by the Love and good will I have towards my Brother witness Kingston resident of the same County and State person have given Granted and Bargained and by these Presents Do absolutely Sell give and grant unto the sd William Kingston his heirs and assigns forever one Certain Tract or parcel of Land lying and situated containing forty Seven acres and three Perches all in the same manner of Lots and is bounded and described as follows with a Beginning at a Maple tree Standing by the West Brook fence Running Easterly South 36 West 60 rods to a Large White oak thence South 30 East 60 rods & East 77 rods to an Old Heap bounded Northerly by the Grants of late Isaac South 45 East 60 rods North Three hundredths Northerly by the Grants of late Isaac Brook fence Boundedly Easterly by a Breach 80 rods & North 30 West 80 rods to the West Brook fence Bounded Westerly by the Grants of late Mounton’s bounded to the West and to the all the above grants and Bargained and conveyed Promise with all the Privileges and appurtenances and the one or other to be lasting to them his heirs and for his own only his Benefit and behoof for Ever and unto the & Joseph Kingston’s ? 284 With all the Privileges and appurtenances There on or there to belonging or in any wise appertaining to to his and their only use benefit and behoof for Ever and I the sd Joseph Kenyon on the 9th do for My Self My Heirs Executors or Admts to Covenant and Grant to and with the sd Caleb Kenyon his heirs and assigns forever the Entirety of some Part of the Town of Lawnsdale and ones an insufficient piece of the same as a Good Estate of Inheritance in Fee simple and libre in my Self Sole Good right full Power and Lawfull authority to Convey and Confirm the same in manner and form as above it is said that sd Caleb Kenyon on his heirs and assigns shall Stay and Enjoy for Ever have after all right and Enjoy the same freely and Clearly acquitted and Discharged of and from all other the Rights or Incumbrances whatsoever further I the sd Joseph Kenyon 8 August my Self My Heirs Executors administrator etc to Covenant and Impugn the same unto him that sd Caleb Kenyon his heirs and assigns forever against all the Lawfull Claims or Demands of any Person whatsoever Do warrant Defend the same and Defend the same and Ruth Kenyon affect to settle Joseph Dollon of her own free will here and surrender'd ye all her rite of Dower and Power of thirds in the same the sd Caleb Kenyon his heirs and assigns forever In Witness whereof we have hereunto set our hand and seal this the 12th Day of March sd 1779 Joseph Kenyon Seal Signed Sealed and Delivered in the Presence of Joseph Samuel Stanton Caleb Kenyon Seal Robert Stanton the for Gov.
