To have and to hold the said grants and Bargained Premises, with all the Appurtenances and Conveniences to the same belonging, or any wife succeeding, unto the said John Browning, his Heirs and Assigns to him and then only forever the Receipt, and Delivery proved. I the said Ephraim Browning, doth covenant convey and grant to and with the said John Brown his Heirs and Assigns that before the Passing forever of same I am the true and lawful Owner of the above Bargained Premises and am lawfully Seised of the same in mine own right Right so respect and absolute Estate of Inheritance in the same. And have in myself full right Power and lawful Authority to sell and assign of the same in Manner as above said. And that the Bargained Premises, and every part thereof, is absolutely free and clear, and of from all
