To all People to whom These presents shall come I Robert Allen of Charlestown in Kings County Ye Stephen sewer send Greeting Know ye that I Robert Allen of Charlestown in Kings County and being of Rhode Island for and in Consideration of the Sum of Fifty Pounds paid to Me & delivered to me in Hand before the Execution hereof well and truly paid by Caleb Boye of Charlestown in the County and being of said Island the receipt whereof I do hereby acknowledge and myself of the same nature fully satisfied recorded in paid, and hired and of every part thereof therefore do separate acquire and discharge the said Caleb Boye his heirs Done heirs, Executor, and Administrator, forever by the payments do hereby fully and absolutely give, grant bargain sell, alien convey secure and confirm will give and the said Caleb Boye his heirs, and Assigns forever one certain tract of Land situate lying and being in Charlestown aforesaid, west corner sitting opposite one door, and in butted, and adjoined as followeth beginning at a Stake with a Stone about a foot by an Ashstring which is in the Northeast corner of this lot, and from there N 2 W 21 chains & 86 links to her heap of stones from there S 18 E 4 chains to a heap of stones, from there E N 2 E 2 chains, and 86 links to the apex with his high way Bounding easterly by said high way hereby, northeasterly and westerly, and southern upon lands of Samuel Higgins described opposite with all the Privileges, Improvements, Tenements Ways Waters Heritaments thereunto belonging or appertaining. To have and to hold the said granted and bargained Premises, with all the Appurtenances Privileges and Commodities to the same belonging or in any way appertaining to him the said Caleb Boye his heirs heirs and Assigns forever to his, his benefit and heirs forever Said Furthermore I Said Robert for myself my heirs Executor, and Administrators, do covenant and promise, to grant and to with the said Caleb Boye his heirs and Assigns that at and before the executing hereof some the true full, and lawful Owner of the above bargained Premises, and am lawfully seised and possessed of the same, in my own person private Right in a good perfect and absolute Estate of Inheritance in the Example and have in my own right full clear and lawful Authority to grant bargain sell, form, convey and confirm the said bargained Premises in Manner as aforesaid and that the Caleb Boye his heirs and Assigns that at any time from Time to Time and will some forever unscrupled by force and virtue of this present Covenant, lawfully peacefully and quietly have hold use occupy possess and enjoy the said dominion and enjoy the said dominion with the Appurtenances aforesaid free and clear and freely and entirely acquitted released discharged and of all and all state Manner of claims or office gifts grants bargain void with any Mortgage will, Entail forfeiture liens Torts, judgments Executions or Conveyances of what sort or Nature forever night in the Any lawyer or Degree act null or void make this present Deed Furthermore I the Robert Allen for myself my heirs Executor, and Administrators, do covenant and engage the above dominion to be handed to the said Caleb Boye his heirs and Assigns as the aforesaid claims or Demand of any person whomsoever forever to warrant secure and defend by the things and presents With said Anne the wife of me the said Robert Allen attest by the things present, and by witnessly gold up and forevered all her rights of Power & Owner of said of land unto the before bargained Premises with him the said Caleb Boye his heirs foreverged in Witness whereof we hereunto have set our Hands and Seals the 8th day of July in the Eleventh year of his Governors Reign for the third Sign of freidatton 1771 Robert Allen Signed Sealed & Delivered in presence of Joseph Stanton Anne Allen Kings county at Charlestown May 10th 1771 Personally appeared the Subscriber and acknowledged the above deed his hand Seal Stand, and Seal therefore affixed.
