25 of Rickmanbrown late Deceased, in his last Will and Testament which the sd Nathan Kingon bought of the sd John Foster, [illegible] his heirs and for hold the sd painted & bargained Premises with all the Appurtenances and privileges to the same belonging or in any wise appertaining until the time sd Gideon Foster his Heirs and assigns forever to him and their only proper use, behalf and Benefit Forever, and I the sd Nathan Kingon for myself my Heirs Executors, and Administrators, have given granted bargained and sold until the time sd Gideon Foster his Heirs assign forever the before Devised Premises, and I hereby Convey grant & Grant to the sd Gideon Foster their beftan and until the Everlasting Event from the time sole, and Lawful Owner of all the before bargained & conveyed land and lawfully Seized and Possessed of the same in mine own right act, as a good faithful and Lawful Estate of proprietorship in the Simple tenure, honest in my own right act, and lawful Chattery to Full and Despite of the venue or manner as oppose it and that y sd Gideon Foster, his Heirs and assigns Good may at all the times forever possess however hold, use occupy possess and enjoy the same by For of these Presents with the Appurtenances same all open and shut from all manner of Taxes, reliefs Quit rents Grants Demands, claims Leases Mortgages Writ Certificates Demands judgments Forsals Estates and Somewhaten whatsoever Furthermore I the sd Nathan Kingon for myself my Heirs Executors & Administrators by these presents do engage all the before Described Bargained Premises unto the sd Gideon Foster his Heirs & assigns forever against the Lawful Claims Challenges Demands of any Person or Persons however forever hereafter however wars and Tenure & Defend and Any Person whom’s Heirs or assigns Gideon hereby firmly and willingly give, quieted, and Forrended all his Right Title and Power of these sd Premises unto the said Gideon Foster and his until the said Gideon Foster his Heirs and assigns forever by these Presents for the Councils ration, signed & sealed this Twenty sixth day of April, and in the Ninth Year of the Reign of their Hands & sealed the Twenty sixth day of April, and in the Ninth Year of the Reign of the Third King of Great Britain Anno Domini 1769 Nathan Kingon Seal Mory Kingon Seal Signed Sealed & Delivered in presence of Mary Deah Edward Deah King's County to Personally Came the above signers The above Deed dated Nathan Kingon the Twenty Fourth day of October 1780 and Acknowledged it Recorded 8th Jan 1780 the above and written Deed was his by Notary act at New Dem with by J. 24 Also assign Every Convey and Confirm unto him the sd Joseph Johnson soon and to his Heirs & Offigrs forever Our certain Parcel or Piece of Land situate lying and being in the Town of Charlestown bound & Extending by Edmund stanton Twenty five quarters three quarters Twenty one rods more or less Bound & Extended to my neighbor Beginning at Stake and Stones and Slaves by an Highway being the South West Corner of this Piece and that the Contrasting Corner of Ephraim Burdick Land fronting the with East 39 Degrees East 12 Chains as it lyeth to a Stake & Stone then East 38 Degrees North 15 North to a Stake & Stone from thence North 39 Degrees 6 chains to a Stake & Stone by a Highway from there throug by a Straight line to the first mentioned Corner and is Bound to Westerly on Ephraim Burdick Land Northeasterly on Daniel Pabian Land Easterly on the Granter's Land and Southerly on a Highway Where to and hold the sd granted & assigned Premises with all rights ways waters Water Course Right Liberties Privileges Right Liberty Commons with all other ways waters Rivers Water Course Right Liberties Privileges Right Liberty Commonalities & Appurtenances to the same belonging in as any way Appertaining with him the Commandments & Appurtenances to the same belonging in as any way Appertaining with him the J Joseph Johnson for his Heirs and Assigns forever to his and their only proper uses Right Mortgage And I the sd Stephen Allen for me my Heirs Executors & Administrators do covenant promise & Grant hand with the said Joseph Johnson for his Heirs and Assigns that at and before the Executing hereof saw the sd Joseph sales and Lawful Owner of the above Bargained Premises and be lawfully Seized & possessed of the same in my own right Right and have a very good perfect and Merchantable Estate of Inheritance in the Rights and have a my very Good Right full Power Lawes and Authority substantially to Grant Bargain sell convey the same very Good Right full Power Lawes and Authority substantially to Grant Bargain sell convey the same in manner as above stated And that the said Joseph Johnson for his Heirs and Assigns shall enjoy the said from now Time and Forever and at all times forever henceforce by force and virtue of this present Deed Copy Properly and Lawfully have hold the Only Proper full copy and the said Demised Bargained Premises with the appurtenances annex’d to run clear and freely and Clearly Bargained conveyed Discharged and free from all sorts Charges Tenures or forms of all the Gift Great Bargain Sale Lease Mortgage Wills relate Utilities Forclosures Judgments Executions or any other thing encumbrances of what Name or Nature forever that the Right in any Manner or Degree either or more Valid the said Premises And Furthermore I the sd Stephen Allen for my self my Heirs Executors and Administrators do Covenant and Engage the above Demised Premises for all the Lawful Claims & Demands of any person Persons whatever person henceforth to warrant and secure defend by myself Personal Risk and Effort Allen with right to the sd Joseph Allen with for the Consideration specified firstly and willingly give up and surrender all my right of Possession and Power of this piece and to the said Demised and Bargained Premises for unto him the Joseph Johnson for his Heirs and Assigns forever to Witness in whose presence have hereunto set our Hands and Seals this fourth day of June in the Year of our Lord in the Seventy Sixth year of his Majestys Reign George the Third King of Great Britain & Ireland Being Anno Domine 1780 Sd Partied Delivered in presence of Stephen Allen (seal) John Millard Joseph Crandall Tomson Allen (seal) Personally appeared the above Named Stephen Allen the 5 day of June AD 1780 and acknowledged the above Instrument to be his own Act and Deed Before me Sherton Yorke Justice of my Peace The above Deed was Recorded the 6th day of July AD 1780 By James Congdon & Town Clerk
