I know All Men by these Presents, that I Henry Clarkes of Charlestown
in the County of Washington in the State of Rhode Island a Yeoman for and in
consideration of the sum of Seven Thousand Dollars to me paid the receipt
whereof I do hereby acknowledge and am therewith fully satisfied
Continued and paid do hereby give Grant Bargain Sell and Convey
unto Joshua Clarkes of Charlestown County and State aforesaid prime
all the Right Title and Interest I have in and to One certain piece of
land lying in Charlestown aforesaid Containing by Estimation one hundred
and twenty Acres more or less in two tracts, the first tract containing
seventy Acres more or less is bounded a southerly, Easterly on land of
John Potter, Southerly on the South pasture, easterly on land of Edw
Wilson & Abigail Gardner, and Northerly on the post road, W. 3 rods
containing Sixty acres more or less is bounded westerly on land of Mary
Connelly Edward Wedge, Northerly on land of Samuel Gordon & Wm
Easterly on land of John Potter and Christopher Clark and Southerly on
the post road, or however the boundaries the same may be bounded or suffer to be
bounded. TO HAVE and to hold all the above Bargained premises with
all the privileges and appurtenances thereto belonging, unto him the said
Joshua Clarkes his Heirs and Assigns forever, and I the said Henry Clarkes
my Heirs Guardians Administrators do Covenant and agree to warrant
for myself my Heirs Guardians Administrators to Covenant and agree to warrant
the said Joshua Clarkes his Heirs and Assigns that I am seised of the
undivided half of the above described premises and will warrant Secure in
Defend the same to him the said Joshua Clarkes his Heirs and Assigns forever
against the claims of all persons.
And I Lucy H. Clarkes wife of the above named Henry Clarkes do together
the consideration aforesaid build up and surrender all her right of dower
and power of thirds of mine in and to the above described premises to him the said
Joshua Clarkes his Heirs and Assigns forever.
In witness whereof we have set our hands and Seals this 25 day of
January AD 1836.

Samuel Stanton & R written personally came the above named Henry Clarkes
Lucy H. Clarkes his wife and acknowledged the above date
