31 Know All Men by these Presents that I Joshua B. Card of Charles town County of Washington State of Rhode Island aforesaid Know weight in Consideration of the sum of fifteen Dollars paid me by Stephen A. Wright of Hope Rizon in Washington County State of Rhode Island balanced with the right witness in Washington County State of Rhode Island Give Grant Bargain Sell and convey with the said Stephen A. Wright his Heirs and Assigns forever County with the said Certain Lot and Piece of Land situate in the ward town of Charlestown contain ing 4 rods wide the same more or less and bounded as follows viz Beginning at the Stake by the path from the House of Samuel Bailey forty four feet from the written stake then North East twenty seven feet just to the fence North the Entirety on said deed to the aforesaid mentioned Bound or State; and on the said Stephen A. Wright is to make and maintain all the fence round the described Lot forever I Do Hereby to Hold and Seize the said Bargain and ed Premises with the Privileges and appurtenances annexes there to to the said Stephen A. Wright his Heirs and Assigns forever to his and their use and behoof forever and the said folder B. Card for me my Heirs and Executors any Successor in law Covenant with the said Stephen A. Wright his Heirs Assigns that I am Lawfully seised in the fee of the Premises That they are free all encumbrances and that I will Warrant and Defend the same to the said Stephen A. Wright his Heirs and Assigns against a Lawful Claim of all persons I do witness whereof the said folder B. Church Justice Peace Know All Men by these Presents that I Henry Mumford of Charle- town in Washington County State of Rhode Island aforesaid Know weight in Consideration of the sum of Three Hundred Dollars paid me by Joseph Stanton of Charlestown in Wash- ington County of Rhode Island the receipt whereof I acknowledge do hereby in Give Grant Bargain Sell and convey unto the said Joseph Stanton his Heirs thin and Assigns forever the Certain Tract of Land Situate in the town of Charlestown with a dwelling house thereon Containing by Estimation one Acre town with the same more or less and bounded as follows viz Beginning at the Stake by the edge of the path West head and the Great road West road or called and bounded Southerly over the path road Westward by Ethan Bachs certain boundary on the west side Deed from him Then North Eastly by Joseph Stanton’s land as Dictated by the Deed and back to the point aforementioned called the boundaries published by fence begin up to the line of his Rights I Do Hereby to Hold and Seize the said Bargain and Premises all the privi- leges Appurtenances and Comen duties to the same Aforementioned unto the said Joseph Stanton his Heirs and Assigns forever to his and their use and behoof for- ever And the said Henry Mumford for me my Heirs and Administrators do Co- venant with the said Joseph Stanton his Heirs and Assigns that I am lawfully seised

92 In due of the Promisor, that they are free from all incumbrances, and that they shall Warrant and Defend the same to the said Joseph Stanton his Heirs and assigns against the lawful Claims of all persons. I And I Henry Mumford wife of Henry Mum ford do for the consideration above mentioned quit claim and surrender all my right of dower and power of thirds of saids in all the above defined and Agreed property premises unto the said Joseph Stanton his Heirs and assigns forever.
