Know all Men by these Presents that I James Hinson of Charlottown in Washington County and State of Rhode Island & Providence, in Consideration of the sum of thirteen Dollars paid me by John Potter, of Charlottown, in Wash- ington County County State of Rhode Island & Providence, the Receipt whereof I do hereby acknowledge, do hereby Give Grant Bargain Sell and Convey unto the said John Potter his heirs and Assigns forever, the one half of an undivided interest of four acres of Land which now he held by me James Hinson and George Croft as Tenants in Common, Situated in the Town of Charlottown, County & State aforesaid Containing by Estimation Seven Acres more or less and is bounded as follows, Beginning at the head of the ditch at the Northwest Corner where the Branch runs west and south of the Salt Marsh in Charlottown to the sea, thence Eastly about 140 Rods to Fanny Corner (so called) where the Branch runs west out through the Southly to the Sea, thence Westerly bounding on the Sea shore until a North line was run from the head end of the old Commonment bounded west to the Hall and to Hold the said Granted Premises with the privileges and appur- tenances thereto belonging as one appurtenant to him the said John Potter his heirs and Assigns forever, to do and there will and be bound to defend and I the said James Hinson for me my heirs Assigns Covenant and determine that he and his heirs Assigns covenant with the said John Potter that he and his heirs Assigns convey in fee of the Premises shall be free from all Remainders claimants, that I shall give good right to hold and convey same with the said John Potter to hold as aforesaid and the said John Potter and his heirs Assigns and Defend the said undivided half of said Land and all other vacant Lands and Premises of the said Father his heirs and their assigns giving surrounding lands and Premises of the said Premises. And selling the wife against all lawful Claims and demands of the Premises. And selling the wife of the said James Hinson both for the Consideration above mentioned Full power and Authority all the right of Dower and power of Sale of in and unto all up and Sundry all the right of Dower and power of Sale of in and unto all up and Sundry all the right of Dower and power of Sale of in and unto all up and Sundry all the right of Dower and power of Sale of in and unto all
