166 Know all men by these Presents, that I Augustu[s] [of] Lewis of Charlestown, in the County of Washington, State of Rhode Island and Providence Plantations for and in Consideration of the sum of seven Hundred and Seventy five Dollars to me in hand well and sufficiently paid before the Conveyancing and Delivery hereof by Tony Clarke of the Town of Charlestown and the State aforesaid Gentleman and the Clerk whose witness I have hereunto subscribed and the sum herewith Satisfactorily contented and paid, do hereby Grant, Bargain, Sell and Convey unto Tony Clarke for his own and his Heirs forever some Lot or certain piece of Land lying in the said Town of Charlestown containing by Estimation seven Hundred and forty four perches lying between the west line of Bounds [of] (Benj. [?] ) Between the North line to the western most line of Bounds of Samuel Leeds is bounded Northwesterly on Quaker Meeting House Road and by the lands of Samuel Lewis of the Town of Charlestown bounded to the east with Lands belonging to Samuel Lewis on the North side of the said Road and on the South side’s it is bounded to the south with said Road Tony Clarke’s Lot being the south part of the piece of Land herein conveyed. And I do HEREBY warrant to the before described and Bargained Premises together with all the Rights Privileges and Appurtenances thereto belonging however in as any wise appertaining unto the said Tony Clarke and his heirs forever to have and to hold the same for himself and his Heirs forever. In Witness whereof I have hereunto set my hand and Seal Augustu[s] Lewis Gentleman of the said Town and by Philip [?] Subscriber and Attest the same the said Tony Clarke his Heirs and Administrators do hereby agree and covenant with the said Tony Clarke his Heirs and Administrators to defend however and until the Conveyancing and Delivery of the said Tract of Land and of every portion thereof together and with the said Tony Clarke and all former owners whoever such were known and claim the same do warrant the same to the said Tony Clarke his Heirs and Assigns forever to hold same aforesaid. Provided however that these Premises are on Condition that the said Augustu[s] of Lewis and his Heirs etc Admin[istrators] or Assigns shall warrant and in any way oppose or cause to be opposed the Tony Clarke his Heirs etc Admin[istrators] or Assigns the aforesaid sum of seven Hundred and seventy five Dollars and any other Costs made payable to the said Tony Clarke or other for the same Dollars
