109 Know all men by these Presents that I Joseph Cooke Esqr of Charlestown in the County of Kent ington & State of Rhode Island in consideration of the sum of one hundred and fifty Dollars paid unto me by George H. A. Berry of Charlestown County and State aforesaid The present assign & be and hereby do sell convey grant bargain release & confirm unto the said George H. A. Berry his heirs & assigns the following described premises to wit Grant Delivery Sell and convey unto Me and the Grantee the following described Premises viz On Certain tract of land lying in Charlestown State of Rhode Island and Providence Planted in my boundaries by the boundaries of the said George H. A. Berry and said land is contained by its boundaries thus acres the area of the same more or less with all the buildings thereon and acknowledged as follows boundaries on the East by lands of Ephraim Day’s Heirs bounded on the North by lands of George H. A. Berry bounded on the West by lands of Joseph Cooke namely boundary on the South by lands of William Gorton bounded on the East by lands of Joseph Cooke to the said Plot of lands or premises whatever the same may be bounded. — And I do hereby grant and release the said granted and Bargained premises with all the Privileges to have and hold the said Grant and the said George H. A. Berry his Heirs and Assigns for and appertaining thereunto to the said George H. A. Berry his Heirs and Assigns forever and unto them and their heirs and assigns forever And I the said Joseph Cooke for myself my heirs and assigns and Administrators etc do covenant with all and lawful persons that I Joseph Cooke will oppose that I am the only person and lawfully seized of the Premises that I George H.
