To all People to whom these Presents shall come greeting be known
That I Joseph Hossey of Charlestown in the County of Washington & State of Rhode
Island Yeoman for and in consideration of the summing of Three thousand Dollars to me in hand
before the executing hereof well and truly paid by Augustus J Lewis of said Charlestown
Yeoman the receipt whereof I hereby acknowledge myself thoroughly fully satisfied content
and in part Have given granted bargained sold alienated conveyed and confirmed
and by these Presents do fully purely and absolutely give grant bargain sell alien convey confirm
and confirm unto the said Augustus J Lewis his Heirs Executors Administrators
and Assigns forever, a certain Tract of Land situate in said Charlestown and containing by
Estimation one hundred and fifty Acres more or less and is bounded as follows:
Beginning at the Pageants Point bounded by Core Lands Land and running easterly bounded
Northwesterly by Land of Josn L Lewis & Augustus J Lewis till it comes to the highway; then
South Westerly by said highway till it comes to a Corner on the Road then Southerly
bounded Westerly by the Road till it comes to Samuel & Thomas Perrys Land; then some
easterly bounded Southeasterly by Land of Samuel & Thomas Perry, Henry Perry and
William Earl till it comes to Pageants Point; then North westerly bounded easterly
by said Land to the place of beginning. To have and To hold the said
granted and bargained premises with all the appurtenances Tenements Rights and immunities
to the same belonging as one sole any more appertaining unto the said Augustus J Lewis
his Heirs and Assigns to his and their only proper Use Benefit and Behoof forever, and
the said Joseph Hossey doth covenant promise and grant to and with the said Augustus
J Lewis his Heirs and Assigns that before the executing hereof I am the True sole and
Lawful Owner of the above bargained premises and am fully invested and seised of
the same in my own proper Right as a free and absolute Estate of Rhode Island
in fee simple moving in my own Right and lawful Capacity to sell and Dispose
the same in a manner aforesaid and that the end bargained Premises and every Part Thereof
is Unencumbered free and clear of and from all Manner of forms or other Gits Grants Bargains
Sales Land Mortgages Wills Estateentures Deeds Agreements Covenants Instruments
and Extents. Furthermore the said Joseph Hossey for myself my Heirs Executors and
Administrators do covenant and Engage all and before bargained premises сути from the
Augustus J Lewis his Heirs and Assigns against the Lawful Claims and Demands of any Person
or Persons whomsoever by warrant Cause or Decree In Witness whereof the
said Joseph Hossey have hereunto Set my hand and affixed my seal this twenty eighth
Day of November in the year one thousand eight hundred and eleven 1811.
