623 KNOW ALL MEN BY THESE PRESENTS, that We, LYNDON ARNOLD, residing at 981 Highland Avenue, Pelham Manor, New York, THOMAS L. ARNOLD, residing at 59 Beverly Road, West Hartford, Connecticut, and WASHINGTON TRUST COMPANY, a Rhode Island Corporation having its office in the transaction of business at Westerly, Rhode Island, as Executors and Trustees under the Last Will and Testament of Thomas L. Arnold, deceased, parties of the first part, and in consideration of the sum of One Thousand Five Hundred Dollars ($1,500.) Dollars and other good and valuable consideration paid by PATRICIA A. MILLER, resident of Stewart Street, Greenwich, Connecticut, party of the second part, grant and convey unto the said PATRICIA A. MILLER the following described property: All that tract or parcel of land in the Town of Charlestown, County of Washington, State of Rhode Island, situated on the westerly side on the west shore of the arm of the Charlestown Pond, more particularly described as follows: Commencing at a point on the shore of State Shore Cove and running thence in a westerly direction along said shore to a stone marking the line of Thomas L. Arnold, and running thence in or to a stone; running thence 86° 51' 20" north 309.12 westerly 80.51 feet; running thence 20° 40' south 199.12 east 111.12 feet; running thence 11° 30' south 111.12 feet; running thence 80° easterly along the land of the heirs of Thomas L. Arnold 45 feet more or less to the shore of State Shore Cove and running thence north and easterly along the shore of State Shore Cove to the east line of Boat Cove and westerly and southerly along the shore of Charlestown Pond and tidelands Cove to the point of origin or place of beginning, said property being a peninsula of land having an area of 1.25 acres more or less and being known as Boat Cove Point or Button Book Point. Together with a right of way to the Post Road by the east and west exits over the so-called Arnold-Ames Road. Together with a right of way over lands of the parties of the first part from the so-called West Channel to the property herein conveyed, and the right to erect a small beach house for one family to the north of the so-called northwest property line on beach in a place selected by the parties of the first part. Subject to an easement of the South County Public Service Co. and the New England Automatic Telephone and Telegraph Company and its assigns, to erect and maintain poles and guide wires and to string wires over the westerly portion of the above premises. TO HAVE AND TO HOLD the same with all the rights, privileges and appurtenances thereunto appertaining unto said party of the second part and her heirs, assigns and heirs forever.
