Know all Men by these presents that I Nathan Tucker of
Charlestown in the County of Washington in the State of Rhode Island
and Providence Plantations, for and in consideration of the sum of
two hundred Dollars to me in hand before the execution hereof well
and truly paid by Joshua Tucker of South Kingstown in the County of
Washington common the receipt of which I hereby acknowledge and that
I am therefore fully and completely satisfied and paid and thus of the
said Joshua I hereby give grant bargain sell and assign in
fee simple convey and by these Presents do hereby fully
and absolutely give grant bargain sell alien empossess convey
and confirm to him the said Joshua Tucker his heirs & assigns
forever a certain Lot of Land lying in Charles town containing forty
five acres the same more or less situated Northly upon the ranter boundary
upon Land of S. Robinson Southly upon land of Jonathan Perry
Westly upon land of John Hay and the Heirs of S. Burgess and on
Wilson Committee together with all the privileges there unto belonging
To have and to hold all grant and bargain promise with all
the Inheritances there unto appertaining to him the said Joshua Tucker
his heirs & assigns to them and theirly proper use benefit and behalf
forever and the said Nathan tucker for myself my heirs Executors
and Administrators do covenant promise and grant to and with
the said Joshua Tucker his heirs and assigns that before and at the
enacting hereof I am sole Seizer of the acres and grant him promise in
fee simple and have in myself good right full power and lawful auth
ority to grant sell and convey the preceding granted premises in Manner
afore said and the same free from any encumbrances whatsoever.
the said Nathan tucker for myself my heirs Executors & Administrators
do covenant and engage the preceding granted premises to him the said
Joshua tucker his heirs and assigns that all the lawful claims
and demands of any Person or Persons forever hereafter be warrant
secure and defended Dorcas Tucker wife of the said Nathan Tucker
both for the consideration above mentioned yield up and surrender all
their right of Dower and Power of thirds of mine in and unto the demise and bargain
premises unto him the said Joshua Tucker his heirs & assigns forever. In
witness whereof we have here unto set our hand & seals this 23d of April 1811
