I Sarah Card of Christianson the 25th Day of May Do swear
Personally appeared before me the subscriber that Sarah Card being duly sworn doth declare that
she acknowledges the above instrument to be her act and deed and that she has delivered the same
Joshua Card for Justice Peace
To all People whom these Presents shall Come Greeting
Know all men by these presents that I Job Card and I leave my will and testament of Charterstown in the County of Washington state
of Rhode Island declare & to have made and to consideration of Five hundred Dollars to be paid now and hereafter
before the following sealed instrument by Augustus Card Enterpriser in the County and state aforesaid
named the sum of Five hundred Dollars the above mentioned fully satisfied and contented
and to have and hold the hereby witnessed that the 23rd August 1807 granted and conveyed to Augustus Card
of the same and of them and by these presents Grant convey and assign to the said Augustus Card
his heirs and assigns forever all those right title interest and claim that I have in the
Lot of land that lies in the East part of my farm by the North West line of the highway in the
Charterstown aforesaid and is bounded on the North by the land of Sarah Card and on the South by the land of
Joshua Card and on the East by the land of Sarah Card and Joshua Card joining North with the South
bound of the said Lot and on the West by the highway and to the said Augustus Card with all the
Privileges appurtenances and all the privileges and appurtenances thereunto belonging in any
way appertaining found the said 23rd August 1807 and Sarah Card joining the said Lot
have signed My hand and Seal and I intentionally Declared that by this deed the party does release and relieve
this the said Lot
And also I do hereby do cede and quit claim to the said Augustus Card all the More Dunn's ranges ways
and waters and on are other privileges and appurtenances thereunto belonging or in any way of appertaining
and leave him the right to use his hand and labor to improve the said land by building on it and making it more
and as for the land that is bounded on the East by the land of Sarah Card and on the West by the land of
Joshua Card and on the North by the land of Sarah Card and on the South by the land of Joshua Card
and grant and convey the all to the Augustus Card his heirs and assigns to have and hold the same forever
and to have and hold the land of the 23rd August 1807 by the devise of the test of the said
Joshua Card my father and all the right title interest and claim that he have in the said Lot
that belonged to my parents before their death or by his Death Descent or in any other way are
or may hereafter belong to the said Augustus Card in part of my estate in inheritance in fee simple
and to have and hold the same either in great White Part and Use and liberties thereunto to the said Augustus and
all those things that the Augustus Card his heirs and assigns or those persons who come there to come and all
those things have done hope and by the said land the said land and of all men henceforth cleared
and by this present Warranted and confirmed to the said Augustus Card and his heirs forever
