To all People & Those whom these Presents shall come the Hon Ble Daniel Gardner and Phebe his Wife of Exeter in the County of Washington in the State of Rhode Island & C agreeing and Ceding Granting Selling And Conveying that is that the Hon Ble Daniel Gardner & Phebe his Wife for their and their heirs and the sum of One Hundred and thirty five Pounds lawful money in hand they these in hand before the Utterancing & Delivery of these Presents deed and Convey fully and by perpetual Grant just forever of Chieftainship in the County and State aforesaid to Daniel Thompson his heirs and Assigns we do hereby Attorney and over his heirs forever the party said Daniel Thompson his heirs and Assigns I do hereby and I agree and promise to have and hold the aforesaid land and from the Hon To all People to whom these Presents shall Come Greeting or Pereaus ye that I Joshua Tucker of the town of Washington in the County of Kent in the State of Rhode Island in the town and County aforementioned in the year of our Lord one thousand eight hundred and seven and twenty on the Twenty seventh day of July in the said year and County by me William Coons Clerk of Court in the County of Kent did this day come and in my Presence I have given bound and acknowledged my Seal to the following fully intended and declared that I have given grant bargain sold and conveyed and confirmed by these Present Indentures unto Adelaide my son Grant Gardner Alias Coons and further say that the said Grant Gardner be his Heirs & Assigns forever A Certain Parcel of Land situate lying and being in the Town of Washington in the County of Kent containing by estimation 14 Acres and there with the trees the soil the stone the moss and leaf and bound by as follows beginning at the middle stream of the Cove where Common Joseph & Joseph’s heirs have their land bounded there north westerly & easterly by a Brook from there to Passenheat & Pond & Joseph’s land & there north & North westerly as by the boundary line to the first Month Brook & north to the land and to the land of the Grand & Grandparents Premises with all the Profits Privileges and Appurtenances to the same belonging or in any way appertain or convene to him the said Grant Gardner his Heirs Administrators & Assigns forever to his hand and their ends only for his benefit & help & of the said land further I as my heirs tutors & Administrators Do Promise Covenants & agree with the said Grant Gardner his Heirs & Assigns that a found slope his leasing from from the ice clear’d Owners of the above Bargained Premises and further I do Promise that in my day in my life a Good right to use or Do use of the stone and as a part of his later inheritance for lifetime & have my self given full Power and leave and Authority to use & Do use of the stone in Manner and form as aforesaid & that the Bargained Premises and every part & Parc there in shall be free Clear of any rent or incumberance of any kind Or Nature whatsoever Furthermore I the said Joshua Tucker for me my heirs tutors & Administrators
