To all People to whom these presents shall come Greeting Know ye
That I Joshua Card of Charlestown in the County of Washington and State of Rhode Island
do give for the Love and Good Services I have had and Have Had from William Card of Providence
Rhode Island in consideration of 80 August the 28th I give the aforementioned Card his three Children
and Descendants their Heirs forever and by these Presents Give Granted and Convey unto them
the following Premises Viz a certain Piece of Land lying in the Town of Charlestown
containing 8 Acres Eight Lots being in the same Manor late
And to my North boundary to a Slash For standing at the Northeast corner of the
Grantor the aforesaid I then run South East and lay off Eighty Degrees East forty five 1
League some by a line Card’s line I then run South by Eighty Degrees East forty five One rods
and in Northern line to a Stake of Stone by the Road Card’s line then North with Card
then South seventy seven rods Eighty degrees East to a Maple Tree standing by the Post Road
bounded North easterly by Augustus Card and bounded westerly by Mark Northby in the Sd
Grantors land and corner in the Mid of the Grantor the Grantee enters I corner the first North
bounds Westward along the Sd Road to the Sd Corner I Grantee Premises with all the
Privileges the same belonging to the Sd Land to the Sd Grantee and his Heirs forever
And the Like Influence Card do Ago for my self my Heirs executors & Administration
that forever the License Card hereby have the Full and Lawful ownership of the said Grantee
Premises as a deed of Estate in perpetuity simple and full I have in my self Good Right
Convey the same to the aforesaid I do further declare that I William Card his Heirs and Assigns
shall at all times Henceforth have the full use and Enjoyment of the same free and Clear
of all incumbrance whatsoever leaving the Sd Augustus Card’s line and I have for license
of way to Pass and Repass a Cart and Wagon’s Premises Pass the Sd Joshua
Card’s Lot congruent in their corners & Domains staffs and sporn the said
Grant Premises And I do Furthermore insure and Defend the same against the
lawful Claims or Demands of Any Person or Persons whatsoever
