Know all Men by these Presents that I Joshua Champlin of Charlestown in the County of Washington and State of Rhode Island to Ezra G Gonsalves for and in Consideration of the sum of twenty five Pounds lawful money now paid in hand witness And fully paid by Christopher Champlin of Charlestown in the County of Washington in the said hand witness the receipt whereof I by Acknowledge Here have granted bargained and conveyed and assign to the said Ezra and by these Presents do grant bargain convey assign and forever let unto the sd Christopher Champlin his Heirs and Assigns a Certain lot of land standing Ten Acres of land more or less situate in Charlestown agreed with all the foregoing and Appurtenances thereunto belonging All Deeds and Devises and Indentures as formerly 1824 lately known as the farm of Perry in the Borough of Narragansett Country and westerly upon the sd lot Christophle Champlin in the Corporation of Perry House and Northerly on the Country Road lot of land was given by the deed written Instrument Exhibit Let both Christopher Champlin of Charlestown Deceased by his Last Will and Testament left to his son Felix Champlin said land and granted and described in sd Will as follows viz a Piece of land and beyond the westerly and well bounded west from Joshua Champlin Ten Acres of my farm remaining on the south side of the Country Road and the north side of the Country Road and the south side of the farm of man Low of said town thirteen perches bearing south 33 1/2 Degrees east bounding easterly on land of Perry land 12 chains and distance on the line described with stakes on an iron pin a line three hundred and ninety two Degrees south for a line and then a straight line with said Perry land until make a right angle the boundary of this Deed of lot To have and to hold the sd Ground land and Premises with the appurtenances thereunto the sd Christopher Champlin his Heirs and Assigns and bind these only forever use bought and my Labor forever and the sd Joshua Champlin and Ezra Gonsalves his executors and assigns forever the hereby covenant for the sd Christopher Champlin his Heirs and Assigns that they have Lawfully bought and in the right of the Premises that they are free of all humen burdens that have Good right title and convey the same & the sd Christopher Champlin & do apposeed And that I my heirs executors and administrators shall and witness warrant on Depd the sd Ground Premises & the sd Christopher Champlin his Heirs & Assigns forever against the lawful Claims and Demands of all persons And Mary Champlin Wife of the sd Joshua Champlin in Consideration of the Premises and for the Strange I have signed before the Sealing and Delivery of these Presents to the sd Christopher Champlin the right is hereby Abandoned I by both formally declared and free Quit Claim and do by these presents forever both remise release and forever quit all claims as at her right of spouse or in undue the Premises which she or her heirs may have claim to the sd Christopher Champlin his Heirs and Assigns forever In Testimony whereof we the sd Joshua Champlin and Mary Champlin have requested our hands and Seals the third Day of February in the Year of our Lord one thousand one hundred and one and twenty four Signed and Delivered In Presence of Ply Cash Gary Gardner Joshua Champlin Mary Champlin Christopher f
