30 Browning his heirs & Assigns that until the Expiring hour I am the sole and Lawful Sound of the before Denoted father and mother and Forasmuch as I am Lawfully Seized and Possessed of the same in Mine Own Proper Right as a good & Perfect Estate of Inheritance in so simple manner having in my full Good Right full Power and Lawful Authority to sell and Dispose of the above mentioned Manor as Aforesaid and that the said Christoper Browning his heirs and assigns Shall and may at all Times for Ever hereafter by for force and Virtue of this present Indenture all Penalty and Duty have held and enjoy of every Acre Piece and larger the same with all the Appurtenances thereunto belonging and Appertaining Reserved and Excepted the Right of way and manner of passage of other Parts I grant Moreover unto Christopher Browning and his heirs after due Execution thereunto Declaring that I shall not meander or Disturb any Right or matter to make any such Perturbation Furthermore I do sell Joseph Browning for my only heirs Counterparts & Remainder to Constant & George all the before Denoted Premises unto the said Christopher Browning his heirs and Assigns for Evert Covenant and Promise and Bind myself by these presents and my Attorney Browning spouse of the aforesaid Joseph Browning Both fully agree and Covenant and Suretiy to be his right Lawyers of and Proper third in the above mentioned Land and Premises Aforesaid and that the same unto Belonging one to the said Christopher Browning his heirs Counterparts and Assigns for Ever Covenant and Promise that if any person shall have better claims alone hands and seals Witnessed this Day of May in the year of our Lord one Thousand seven hundred and Ninety One A.D. 1791 [illegible] [illegible] Independence Signed sealed & Delivered In Presence of Susannah H. Peace Be it hereby Known that I William T Browning of South Kingstown in the County of Washington and in the Name of her Stand and Providence Providence [illegible] for and in Consideration of the Sum of one hundred and Thirty four Pounds Twelve Shillings Lawful money & we do hereby grant Convey pass by the named Thomas C Hazard of the same town South Kingstown [illegible] hereby give grant Bargain sell Alien convey & Confirm unto him the said Thomas C Hazard his heirs and Assigns for Ever a Certain lot of Land situated in the said South Kingstown County of Washington of fifty acres and twenty rods bounded Northly by Land of Simon Fenney Easterly by land of James Gordon Southerly by a High way and Westerly by Land of the Heirs of Clarke Church Road To have and to hold the said granted lot of Land with the Perquisites & Appurtenances And Commodities to the same belonging or any Wife Appertaining and unto the said Thomas C Hazard his heirs and Assigns to this and their Only Proper use himself and heirs

31 Right forever — And I the William Browning for my heirs Countersign and Countersignature to the hereby Covenant and luggage & to with the Thomas Hazard his heirs and Assigns for all until the returning hour: Save the You Sole and Lawful Owner of the Premises Contained as aforesaid and in them thereof fixed in me more right how it can an inheritance in you simple and free good right as the law allows him authority to Sell and Convey the same in manner as Afforded And the same is you free and clear from all and All manner of encumbrances whatsoever Except a Certain Claim of Hammington don Claim aforesaid And the Catherine Browning wife of the said William Browning, for the payment of the aforesaid sum and for the further Consideration of the Acknowledg like money paid to me by the
