524 Know all men by these presents that I & Benjamin York of Westerly in the county of Washington and State of Rhode Island, Guardian to the Person and Estate of Rebekah of Warwick of said Westerly (a person of full age) by virtue of authority vested in me by The Honble Court of Probate of the town of Westerly and for and in consideration of the sum of one hundred and twenty five dollars to me in hand well and truly paid by Samuel Gspotify citizen of said Westerly the receipt whereof is hereby acknowledged I hereby in my said Capacity grant bargain sell convey and confirm unto the said Samuel Gspotify his heirs and assigns forever a lot of land situated of herof land described and lying in the town of Charlestown county and state aforesaid measuring by a certain line from the acres of the same more or less and so bounded as follows to wit: Beginning at a willow tree of Samuel Gspotify on the boundary line of the land of Thomas Mill longs described situated and bounded by the land of Josiah Cole To have and to Hold the said granted and bargained premises with all the privileges and appurtenances granted to the said Samuel Gspotify his heirs and assigns forever And I said Benjamin York do hereby warrant hereby and agree unto the said Samuel Gspotify that I am informed by the deceased Guardian to the said Rebekah Gspotify that she is informed by her father of late resident of the town called Westerly that it has been sold existing to the deceased of late resident of the town called Westerly that in every aspect and in all ways referred to the deceased of said Probate of Westerly such house & property and that the Laws of the State in the premises, that I have the right to deed it as aforesaid that I will warrant and defend the same against all the lawful claims and demands of all persons claiming by thorough in consider of the lawful claims and demands of all persons claiming by thorough in consider the said Rebekah Gspotify, her heirs and said Will. 525. of the Babcock farm containing by estimation fifty three acres to the same men or less and bounded as follows (beg) Northward by land of Roy Throop, Easterly on the Highway, Southward by land of Samuel R. Crosses’s and Westward by land of Mary Ann Babcock’s trust to Charles Babcock land of Samuel & Babcock and land of the heirs of the late Bill Babcock deceased To have and to hold the said granted and bargained Premises, with all the appurtenances furniture fixtures and commodities to the same belonging or in any wise appertaining to him heirs and assigns Witnesseth, his heirs and assigns forever And I the said William Saunders further agree for my heirs executors & Administrators, to covenant to warrant and to defend to the said Charles P.
