484 Know all men by these presents that I Benjamin W. Ward of Charlestown in the County of Washington town and State of Rhode Island in consideration of the Sum of one thousand dollars paid me by Benjamin A. Cooper of said town the receipt of which is hereby acknowledged by me these presents bargain selling and releasing and forever quitting claim unto the said Cooper his heirs executors his heirs assigns two easterns lot or parcels of land situated in said town lot others allotted or assigned to the said Cooper in said division made this age between me the said Ward these two lots of land however of the tract of land purchased partly by me and partly by Thomas A Hopkins lot or parcels of land describing as follows to wit with conduits thereunto with rights to Water lot 1 lot 2 [illegible] one hundred acres of the town of a call it a stone wall as a start it ran the ginnue in a straight line three hundredths North easterly on a direct line through the center of the main part of the house dividing the said main or east part of said house from a garden lot with two equal parts three hundred feet continuing line to and at four hundred five rods bearing to the South east of said house then three hundredths bearing West easterly one hundred and one feet to a stake drove in a stone on the ground three hundredths West bearing North easterly on a line with the South line of my lot described that line which it stakes the fence then North easterly by the line of said piece of land it comes to a line of parcels which Thomas A. Ward easterly by the West line of my said South lot East by the South line of my described lot in said division North easterly by the fence or boundary line between the said land and me was boundary said lot is bounded and enclosed as follows to wit commencing at the South East corner of said lot then South easterly by the fence of John B. Browning three hundredths of said lot then South easterly Browning North easterly Browning three hundredths boundary line of one hundred houses of Thomas A. Hopkins North easterly Browning three hundredths boundary line of said Cooper until it comes to the North boundary line of said piece of land four hundred five rods to the North easterly by a stake driven into a stake drove in the ground then North North easterly to a stake in the east corner made by a nail hole in a stone then West easterly to the North East corner of my described lot by the fence this division then North West easterly to the place of beginning line three hundredths lot by the land of John B. Browning and fence A. Hopkins three hundredths by line of boundary easterly by the land of John B. Browning and fence by the main described lot by the line dividing my lot by Amanda Ward North easterly by the fence boundary the same line as mentioned before one hundredths by the boundary line boundary by the line to the south more or less then the said piece one hundredths about three hundredths by boundary line to the south more or less then the said piece said lot more over and agrees to and waive with the said Cooper his heirs assigns that he and his heirs shall have and shall enjoy and possess the right of way through my lot of land opposite to the other side of the house furthermore grant and convey unto the said Cooper his heirs assigns either by walking a while distance or by carriage way through said lot the said Cooper his heirs assigns and waive with the said Cooper his heirs and assigns with the accompanying rights their heirs and assigns or their assigns or heirs of those whom he shall entrust with or assign any other person his heirs and assigns in the free use of said way And said Ward further represents and agrees to waive unto said Cooper his heirs and assigns to convey lot of land situations and agrees that the said lots more however shall be held heritable however is recorded as the unencumbered property of the said Cooper his heirs to be used and accepted as heretofore by said poles and by their heirs and assign for the use of descriptors and a boundary line of said lot described from such line down to the said piece of the other lots in the said division and more especially that said way And said Ward furthermore grant to me and the said Cooper his heirs and assigns that both land however shall be held and he and his right of passing through my lot of land either by walking or by carriage to go to the road as a shelter in that di- rection with horses or attorneys or by doing so with carriage as may be the best way to the boundary line to be determined by the boundary of contiguous owners thereof three hundredths feet as described hereabove and to hold the above land and quitclaim forever unto the said Cooper his heirs and assigns moreover Ward hereby releases all the right and title and privileges secured by the said land from me and my heirs to the said Cooper his heirs assigning forever provided that I B.
