304 Know all men by these presents that I William J Brunning of Brunning's Cohassettown in the County of Washington State of Rhode Island execute in consideration of Four Thousand dollars to me in hand paid by him Abel J Browning of Sandhtaking town in said County have given granted Bargained and sold and do by these presents give grant bargain sell convey & confirm unto the said Abel J Browning his heirs & heirs & assigns forever a certain tract of Land lying in said Cohassettown bounded on the North by the lot of Christopher Sive boundary as follows viz bordering by several lines East on Standard Adam and Christopher A Clampitt West on my lot Father James Browning and South on the lot of my Father James Browning boundaries extending square boundaries acre Vesting the power to sell the same unto the rights privileges & appurtenances belonging thereto to seize the heirs and assigns forever, and also that Brunning for himself his heirs executors & Administrators bind and agree again against the Grantee his heirs executors, Administrators and assigns that the said Grantee in the premises secure and peaceful owner of the described premises secure and possessed thereof in the sole right in the simple undue good right and the full power to alienate convey sell the same in manner whatsoever be conveyed for him and assign sell and convey at all times hence forward by free poise free from all encumbrances and lawful possession and enjoyment of said premises free and clear of all other grants debts obligations instruments except a Mortgage deed granted to the sundry debts incurred on the 5th day of April 1858 for the sum of Two thousand dollars and that the Grantee his heirs executors & Administrators do bind and agree against the said Brunning his heirs against the lawful claims and demands of all persons to the said Brunning his date hereof with full power warrant secure and defend except the above mortgage or Mortgage. And I Sarah Brunning wife of the aforesaid William Brunning in concurrence of the same aforesaid provide my sole lawful consent be clear and forever quitclaim to said Abel J Browning his heirs and assigns forever all my right of Dower in and to the aforesaid granted and conveyed The evidence of the aforesaid deed is that witnesseth that the said Abel J Browning on the 11th day of May 1859 did the instrument & request me and benefit of the said William J Brunning have appraised for a loan of four thousand dollars at the Mutual Savings Bank of Providence which said Mutual Savings declared said William J Brunning received and paid The said William J Brunning his heirs executors or Administrators shall pay to the said Abel Browning the sum of four thousand dollars and pay same with the
