Cox Town Clerk Know all men by these presents that I George Weedon of Richmond in the County of Washington in the State of Rhode Island for and me no consideration of the premises given unto me have made and firm set forth one of the sum of one dollar to me paid by William Scott of the City and County of Providence in said State the receipt whereof I hereby acknowledge to be truly given grant bargain sell and convey unto the said William Scott hull his heirs and assigns forever two certain lots of land as described in said Richmond and containing from one and hundred and seventy rods and following viz Southesterly from the marks found of the Providence line eastward forty seven rods to a stone wall at the nook of the Southwest corner of lot marked with a stone wall to the North 14 perches Southeasterly forty four (44°) degrees east one (1) chain and eighty five (85) links to a stone wall marked with the same letter then Southeasterly sixty nine (69°) degrees seventy eight (78) links to another mark reached in the stone wall then Southeasterly ninety (90°) degrees east one (1) chain and twenty nine (29) links to the east end of a wall over the gut state river then Southeast thirty seven (37°) degrees east one (1) chain and thirteen (13) links to the south east corner of said land then easterly eighty (80°) degrees east two (2) chains and eighty six (86) links to the stone wall then North fifty (50°) degrees east one (1) chain and seventy one (71) links to another stone wall Southeast (18°) feet three (3) chains four (4) chains to a stake and stone then North forty seven (47°) degrees West to a stake and stone on the north side of said river and then continuing on said river to the first mentioned corner the other lot is situated in the Charter place in the town of Coventry in the state of the opposite side of said river then it is bounded on the west by water and water on the east by the same river then on the north by land of some person unknown and on the south with a stake and a stone situated in the north east branch of a stream called Bent (30°) feet prolonging from the property of William Moore boundary on said river by far more Providence lake then by a highway or road near a Bridge crossing said river then northwest on said lake fourteen rods fifty (50°) degrees west three chains and a stake and stone then North thirty nine (39°) degrees east three hundred feet to a stake and stone thence in a straight line to the first mentioned corner. 223 said River over one full rotated Shovel, & the firm pavement now more or less is fixed by the said repair & suffered, and all the water power and water rights connected thereto either now or appertaining there to be for every thing, mill stand, dam, race way and by thirty feet (30 + 32) pole and one half pole, of twenty ninety and (55 + 32) pole and one half pole in bassein height, (2) seventy something feet one hour one (1) Wheelhouse’s shop, one (1) Shop, one (1) Store, one (1) store house in house built in and some parts of the place, plumbing machinery and other fixtures appertaining property therefore entire and void, my saying thirty (30) poles flat meadow, (30) poles in gear cottage house, one hundred yards (100) long bounded on the west by a wall (50) feet spindle houses (10) by (10) side cutters with one and their dog and driver, one (1) driving pan, (1) gear, (1) shoe board, three (3) spindle poles (50) poles, (1) gear, (1) sector wheel, (1) water wheel, (1) straps and belts attached there to (1) pole, wall fence, leather straps ninety (90) feet wide, ten (10) feet dressers, and (1) plate molder one (1) Whiting lopper, thirty (30) inch, ten (10) inch (3) dressers, and (1) strap folder, (1) iron casting machine for cutting bolts and sets of bolts (4) finished one (1) engine, (1) engine with set of bolts for repairs one (1) repair house (1) spindle house, (1) turning engine, (1) gear, (1) sector wheel, (1) water wheel, (1) straps and (1) belts, reservoirs and others necessary for said works one (1) The amount offered said sum of money. I do here by sell and convey the said plant and buildings furniture together with all the rights of the way, water rights and all other rights privileges and appurtenances there to be the same belonging or appertaining to the said premises to the said William Potter his heirs and assigns, to his and their sole use, and his heirs forever from me the said George Weeden for myself and for my heirs executors & administrators forever to the said sum promised and paid unto me by the said William Potter till I am seized Administrator and Assignees of the said premises at and before the executing hereof I am the sole and lawful owner of the said premises and am now free to sell, dispose and convey the possession of the same in any manner as may be proper as a good and true and absolute title of ownership of the same in fee simple and here as have the right to dispose of the same in whatever manner from time to time as appropriate, and that the said William Potter his Heirs and Assigns shall have and enjoy forever lawfully and quietly possess and hold the same and all the same now and forever clear of all and all man- of encumbrances excepting those Mortgages now outstanding, one to dollar 5 Mortgaged to the Messrs Weeden and one to dollar 5 from S. Knowles, now due for furthermore the I the said George Weeden for myself and for my heirs executors & administrators and Assigns hereby covenant and engage the above described premises to the said William Potter his Heirs and Assigns against the lawful claims or demands of any person or persons whatsoever claiming under the Messrs officers premises forever to covenant defend and oppose by these presents This Deed is executed in sufferance to and promise and truth, and upon the same condition following my Whereas I the said George Weeden am now indebted to said Book amount or otherwise to the following named persons in the amount polling toward the said William Potter his heirs and assigns namely as follows by note payable in the signing day of November 1st 1856 and December 1st 1856 one dollar 500 and Co. Hundreds thousand dollars’ note payable sixty days from september 20th 1856 loan from G. & Co. one hundred twenty two dollars and cents with interest from December 1st 1856 loan from L. O. Lawton and Co. one hundred twenty with interest from the date of this Deed L. J. Fogarty & Co. one dollar 500 one note for three hundred dollars due many days from March 21st 1857 another note for dollars more with interest from the date of this Deed this deed is for payment if the said George Weeden or my heirs assigns guaranteed on equips or any way or for one or the same shall will and duly pay causing the loan Price the loans aforesaid with interest within three years from this estate thereof This Deed is to be void otherwise in full force In Witness whereof I have set my hand and Seal this tenth day of April A.
