173 Know all men by these presents that I Charles Babcock of Warwick, in the County of Washington, and State of Rhode Island for sum in consideration of the sum of money of Three Hundred Dollars to me in hand before the sealing and delivery of these presents well and truly paid by Rowan Ruggles Jr as guardian to Samuel P Babcock resident of Warwick in said County and aforesaid the presence hereof witness that I hereby acknowledge and convey my the entire title right interest and claim which I have had and have to the lands belonging to or granted to Samuel P Babcock resident of Warwick therefore Said lands released and forever quitclaimed are and by these presents of the said name absolutely remised released and forever quitclaimed unto the said Rowan Ruggles Jr as guardian to Samuel P Babcock his heirs and assigns forever all the right title and interest that I have of mine own use more certainly put in the same whereas further lands now lying in Bournogue called the so called) lotting being and lying in the Town of North Kingstown County of Washington and state of Rhode Island fo Following the right that descended to me by heirship from my late father Rowan Ruggles Sr Gardner's estate and since passed exempting the right that descended to my deceased mother now by her nephew by heirship from my deceased sister Eliza Gardner estate in the form whereas former and by the Mother by Will given to my brother Sam Babcock then wife of Rowan Ruggles Babcock and after her to my brother Buth Babcock then living but now deceased and as he is the deceased it descends to me or my heirs after my sister Amy Gardner all this right and all the other right I have in the lands that was set off to my deceased Mother as follows for her threes in my deceased Father's estate i.e. so wit to wit the particular Boundaries the same follow referre ing here to the said and conveyances and have made to Samuel Gardner Creek deceased in his lifetime Recorded in the Book of Land records and Registering wills and deeds in said North Kingstown more fully appear So While a wish to void the aforesaid remised and released premises to the said Rowan Ruggles Jr as guardian to Samuel P Babcock his heirs and assigns forever to his and their use benefit and behoof forever In Witness whereof I have hereunto set my hand and seal at Warwick this 28 th day of April AD 1856 me being Sober and delivered by me present Signed Syd W Knight Charles Babcock Ld State of Rhode Island County of Washington S S Warwick April 28 th 1856 Personally appeared Charles Babcock signer of the preceding instrument and acknowledged the same to be his free and voluntary act Before me Jud Justice of the Peace Filed for Record in Charlestown May 12 th 1856 at 4 o clock PM Received May 20 th 1856 by Chas Cross C lk
