The springings, appurtenances, and commodities to the same belonging or in any
wise appertaining to him the said Samuel Gardner his heirs and assigns forever,
to hold and they other persons benefit and behoof of grace and the said Ray Brown,
cook for my next heirs executors and administrators in convenient premises and grants,
and until the said Samuel Gardner his heirs and assigns shall at and before the
original sealing hereof, I am the true and lawful owner of the above described
premises and premises, and lawfully seized and possessed of the same in every
right and degree good probate and absolute state of undisturbed right in law and
have on this day sold good right peace, lawful possession and contentment of the
same and have delivered the same into his hands and possession with the deed and
all documents he has right and title to hold and make and convey to lease and
at all times forever be seized by force and virtue of this present indenture lawfully
private and properly, haste and hold, etc to occupy possessedly and enjoy the said land
ded and bargain premises with all the appurtenances privileges and easements free
and clear and discharged and safe from all and all manner of any encumbrances of
or other right claims grants bargains or inducements of any person or
nature whatever that might in any measure or degree disturb or embarrass the
this present deed. Furthermore I the said Polly Babcock for myself my
heirs, executors and administrators do covenant and agree that among the above
premises to him the said Samuel Gardner his heirs and assigns against the lawful
claims or demands of any person or persons whatsoever from covenant lance
any defense by this present.
By Britness’s witness thereof I hereunto set my hand and seal this 17th day of

Know all men by this present Indenture That I Robert Champlin of Southkingtown
now on the boundary of Washington County, on consideration of Three hundred Forty
Eight Dollars and Three months note paid me by John R Cutter of Hopkinton said paid
done the amount the amount written here fully acknowledged to be money good, pure
gold, fine and coin with the payment of the same John R Cutter his heirs and assigns forever
in a certain piece of land lying on Champlin’s Corner in the county aforesaid
containing by estimation Two hundred acres more or less bounded North by the property
of Christopher G. B. Blossom from the road called Bristol Road East by the road called
land owners namely on Robert Babcock and south by the road called
To have and hold the said piece of land together and long with all premises with the privi-
leges and appurtenances thereunto to have the said John R Cutter his heirs and assigns
good forever. And I the said Robert Champlin for myself my heirs, executors and
administrators do covenant with the said John R Cutter his heirs and assigns adding
that I am lawfully seised, possessed of the premises That they are free of all encumbrances
and that I shall give quiet possession to hold and convey the same to the said Cutter his
to hold as specified and that I shall warrant and defend the same to the said
John R Cutter his heirs and assigns against the lawful claims and
demands of all persons
The conditions of the above written Deed are that if
I the said Robert Champlin my heirs, executors
